Current 8/14/2018: The number of homes for sale in Wayland continues to be substantially lower than last year at this time. Currently, there are 19 single-family homes for sale in Wayland compared with 39 last year, which was lower than the previous year! List prices in Wayland range from $439,000 to $2,699,000; the median list price is $1,020,000; last year the median list price in Wayland was $999,000. Luxury home buyers have the most options in Wayland. Some of the properties listed for over $1,000,000 have been on the market for more than 6 months and it is likely that these home-sellers are ready to negotiate. See homes for sale in Wayland.

Condominiums: The supply of condominiums in Wayland is also extremely low; only four for sale. Many homeowners in the area are ready to move to an easier life-style and are anxiously waiting for more condominiums to come on the market. Pending Sales: There are currently 16 single-family homes that have sales pending; and 3 that have accepted offers and are being shown for backup until contingencies clear. There are also 8 condominiums in Wayland.

Year-to-Date Sales Single-family: There have been 101 closed sales of single-family properties in Wayland Y-T-D through 7-31 in Wayland compared with 80 for the same period in 2017. Y-T-D Condominium Sales: There have also been 26 condominiums sales this year through 7-31, the same number as last year for the same period. However, the 2018 median sale price Y-T-D of $702,500; a 12.40% increase over last year.

Even with fewer homes for sale and a higher median sale price, there were 22 properties that reduced their prices for this year. Low inventory makes this an excellent time to put your house on the market and capitalize on the pent-up demand.
