Wayland MA Market Report

Current 6/18/2018:  There are substantially fewer homes for sale in Wayland than there were last year at this time. Currently, there are 24 single-family homes for sale in Wayland compared with 46 last year, which was lower than the previous year! List prices in Wayland range from $500,000 to $2,519,500; the median list price is $1,325,000; last year the median list price in Wayland was $1,249,000. Luxury home buyers have the most options in Wayland. Many of the properties listed for over $1,000,000 have been on the market for more than 6 months and it is likely that these home-sellers are ready to negotiate. See homes for sale in Wayland.

Condominiums: The supply of condominiums in Wayland is also extremely low; only six for sale. Many homeowners in the area are ready to move to an easier life-style and are anxiously waiting for more condominiums to come on the market. If you own a condo and would like to sell; this is an excellent time to profit and move-on.

Pending Sales: There are currently 34 single-family homes that have sales pending; and 8 that have accepted offers and are being shown for backup until contingencies clear. There are also 7 condominiums in Wayland with sales pending, and 2 with accepted offers being shown for backup.  

Q1 Sales: There were 26 single-family closed sales in Wayland during the first three months of 2018; one more than in Q1 2017. The median sale price of $729,215 was a 26.82% increase over the median price for the same period last year.

Year-to-Date Sales: There have been 64 closed sales of single-family properties in Wayland YTD in Wayland. The median sale price was $794,500; up from $672,500 last year. There have also been 16 condominiums sales this year, the same number as last year for the same period. However, the 2018 median sale price Y-T-D of $750,500 is higher than last year’s median price of $583,000.
