The number of single-family homes on the market in Hudson (MA) is down substantially from last year at this time - only 60 compared with 83 - meaning fewer choices for buyers.

Although the average time on the market has increased from 171 days to 237 days, list prices are up. List prices for single-family homes in Hudson range from $118,400 to $679,900. The median is $229,900 up from $214,900 last year at this time; the average is $287,159 compared with $257,865 on 7/17/07.

Like in most places, year-to-date sales are down and the number of closed sales for the month of June was down by 50% - only 9 compared with 18 in June 2007. Median and average sale prices were also down substantially. The median was $225,000 vs. $371,500; the average was $255,000 vs. $430,328.

List prices appear to have adjusted and reflect June sales and at some point decreasing supply will put upward pressure on price. Buyers who are waiting for prices to drop further also need to consider the impact of higher interest rates which have gone up by as much as .75% in recent weeks - some who were pre-approved for mortgages as recently as one week ago may already have lost purchasing power.

The March 2008 issue of Boston Magazine recommended Hudson as one of the top 5 places for first-time buyers - here's what the article said: "The tech jobs that arrived when Intel established a campus here 10 years ago have transformed this once-sleepy mill town. Today young families are flocking to it, drawn in part by pristine single-family homes that can be had for under $400,000. Parents push strollers on a new bike path while kids jam on the just-opened downtown skate park; an adjacent splash pool debuts this spring."

For anyone looking for easy living, Hudson has some excellent condominiums and townhouses especially for those who are looking for active adult communities. However, the supply of condos/townhouses is also down substantially from last year at this time - only 67 units compared with 84 last year, so buyers may not want to wait much longer.
