Single Family Homes:
There are currently 102 single family homes for sale in Acton MA; last year there were 96 at this time. List prices range from $199,000 to $1,395,000. The median list price is $583,950; the average list price is $589,813, both only slightly higher than one year ago when the median was $588,878 and the average list price was $588,878. 
 

The market is Acton is busy. Of the 102 single family homes on the market, 22 already have offers accepted waiting for contingencies to clear. There are also 47 homes with sales pending. The average list price for sales pending is $562,527. The average list price for properties with accepted offers is 471,622 – offers accepted are the most recent activity. Actual sale prices will be available when the properties close.

Q1 closed sales: While the number of homes sold in Sudbury and Wayland was substantially higher than during the first quarter of 2011, not so in Acton where only one more home sold during Q1 2012 than during the previous year; there were 23. Median and average sale prices for Q1 in Acton were $422,000 and $475,645 respectively; both lower than last year. The charts above show comparisons from 2007 to 2012.

Acton prices still have a long way to go before they rebound to the highs of a few years ago. Buyers who would like to live in Acton have some good opportunities but with the high number of sales pending and the speed at which offers are being accepted need to be prepared to step up.

Condominiums and Townhouses: The supply of condominiums and townhouses in Acton has declined from last year at this time; there are 57 for sale compared with 72 last year. List prices range from range from $85,000 to $680,000. The median price is $299,900 up from last year when it was $262,450. The average is $325,349, also higher than last year’s average of $274,701.

Q1 Condominium and Townhouse Sales: It’s always surprising to see median and average list prices increase when sales for the most recent quarter were less than last year as they were in Acton.  There were 13 closed sales during Q1 2012 compared with 19 during Q1 2011; median and average sale prices were substantially less: the median was $156,500, the average was $162,604. Sale prices for Q1 2011 were: the median was $265,000 and average was $261,587. Based on this data, sellers may want to reconsider their pricing strategy. On the other hand, these numbers are good news for buyers who would like in Acton.


Acton has good selection of new construction attached and detached townhomes, and yes, buyers can have their own buyer agent representing them, however, the agent must accompany the buyer to the site the first time they visit.
